Buying a farmhouse in the Empordà
The masia is the traditional farmhouse of the Empordà: stone walls, vaulted ceilings, timber beams and land all around. Some have been restored with every comfort, near villages such as Pals, Peratallada or Monells; others are waiting to be restored, deep in the countryside and with plenty of potential.
Before buying a farmhouse you need to check its planning status (it is usually on non-buildable land, with limits on extending), the access, the water, the electricity and the drainage. We bring in surveyors and architects who know this kind of house well.
Frequently asked questions about farmhouses and country estates
Can a farmhouse be extended?
It depends on the town’s register of farmhouses and on the local planning rules. Many farmhouses are listed and can be restored, but there are limits on extending them. We check this before you make an offer.
How much does it cost to restore a farmhouse?
It depends very much on the condition and the finishes. We put you in touch with local architects and builders so you have a quote before you buy.
Do all farmhouses have water and electricity?
Not always. Some have a well, a water tank or a septic tank, and some aren’t connected to the mains. It’s one of the first things we check.
Can I use a farmhouse as holiday accommodation?
It’s possible with the right licence, either for rural tourism or as a tourist let, depending on the case and the town. We tell you what the options are for each property.
It’s very often possible, but we need to check the planning rules in each case. Specialist architects make the transaction safe, for your peace of mind.
