Buying a home on the Costa Brava
Buying on the Costa Brava means choosing between two landscapes: the sea, with its coves, fishing villages and residential estates among the pines, and the Empordà countryside inland, with medieval villages, farmhouses and fields twenty minutes from the beach. The Baix Empordà has room for both, and the best decision is often one that combines them.
On the coast, Begur, Palafrugell with Calella, Llafranc and Tamariu, Palamós and Platja d’Aro are where most of the demand from second-home and international buyers is concentrated. Inland, La Bisbal, Pals, Peratallada and Monells offer stone houses and country properties with land at more reasonable prices, and more and more people live there all year round.
Before you buy, we help you settle on an area, understand the real prices in each one and check the property’s paperwork: charges and encumbrances, licences, the energy performance certificate and, if you want to let it out, the tourist licence. We go to viewings with you and stay with you all the way to the notary.
Frequently asked questions about buying on the Costa Brava
What are the costs of buying a home on the Costa Brava?
On a resale home you pay transfer tax (ITP), which in Catalonia is 10% in most cases, plus the notary, the Land Registry and the gestoría (the firm that handles the paperwork). As a rough guide, add between 11 and 14% to the price. We give you a full breakdown before you reserve. On a new build you pay VAT (IVA) instead of transfer tax.
Is it better to buy on the coast or inland?
It depends on how you’ll use it. For holidays and letting, the coast; for living all year round with space and peace and quiet, inland, twenty minutes from the sea and at lower prices. Many of the clients we advise end up somewhere in between: Palafrugell, Pals or La Bisbal.
Can I get a mortgage if I don’t live in Spain?
Yes. Spanish banks lend to non-residents, usually up to 60 or 70% of the valuation. We put you in touch with lenders and advisers who often work with foreign buyers.
How do the reservation and the deposit contract work?
Once your offer is accepted, a reservation agreement is signed and, a few days later, the deposit contract (contrato de arras), with a deposit that is usually 10% of the price. It sets out the price, the date for signing the deed and the conditions. The balance is paid on the day of signing before the notary.
