Buying land on the Costa Brava

Frequently asked questions about land
How do I know whether I can build on a plot?
By asking the town council for the planning certificate (certificado de aprovechamiento urbanístico), which states the classification and what can be built. We go through it with you before you make an offer.
What is the permitted building area?
The square metres that can be built on the plot, together with the maximum site coverage, the height and the distances from the boundaries. They vary from one estate to another.
Can you build on rural land?
Generally not, except in very specific cases. On rural land, existing farmhouses can be restored, within limits.
How long does it take to get a building licence?
A licence for minor works is immediate. One for major works takes between 6 months and 1 year, depending on the town.
